Local customs for holiday apartments
The Municipality of Cervia, with the resorts of Milano Marittima, Pinarella and Tagliata, offers tourists a total of over 4,000 apartments for rent. Visitors can contact one of the many local agencies dealing in holiday apartments, all of which are authorised and able to provide highly professional service, or else the single owners direclty wherever the "apartment to rent" ("affittasi") notice is displayed.
Types of apartments
Two-bedroom: bedroom, kitchen and bathroom (max 4 beds).
Three-bedroom: 2 bedrooms, kitchen and bathroom (max 5-6 beds).
Four-bedroom: 3 bedrooms, kitchen and bathroom and/or terrace units with private garden (max 6-8 beds).
Apartment amenities
The apartments feature kitchen-ware, electrical appliances and furnishings and some have balcony, car-park and garden.
Rates
The weekly rates are only approximate and vary according to the standard of the apartment and the distance from the sea.
Electricity, water, gas and agency commission are included in the price. The distance from the sea, which determines the specific category of the apartment, varies from one resort to another. Apartments can either be rented through agencies or directly from the owners without this resulting in any change in rates. Due to the characteristics of the flats, we suggest to ask agents for further details about the offered location.
Opening times of agencies
Offices are open every day, holiday included, and they are usually closed on Monday.

Booking
Bookings are best made in writing and sent by mail or fax after agreeing the period of stay, type of apartment, distance from the sea, contractual conditions, any restrictions relating to condominium regulations, etc. The final contract must legally be drawn up in writing pursuant to recent law no. 431 dated 9.12.1998.
Deposit
Booking are normally accompanied by a deposit equivalent to 30% of the agreed total. The agency or the owner must provide the lessee with a rental contract in writing and with a receipt for payment of the deposit. The balance must be paid on the day of arrival, upon handing over of the keys of the rented apartment.
Caution money
Visitors can be asked to pay a sum of money by way of caution for any damages caused to the rented apartment. Such caution money must be returned to the client when s/he leaves after inspection of the apartment.
Consignment of the apartment
Agencies consign the keys of the apartments on the day that rental starts, usually after 4 pm and such keys must be returned to the agency by 10 am of the last day. Apartments must be handed over clean and in working order and must be returned in the same condition to the lessor.
Breach of contract
If the client fails to show, the lessor normally keeps the deposit. If the defaulting party is the lessor, meaning that if the apartment is not available when the client arrives, the latter is entitled to be accommodated in an apartment having similar or superior characteristics to that booked.
Claims and disputes
Disputes between the provider of accommodation and the guest shall be governed by applicable legislation (laws, regulations, common practice in the tourist industry). Any claims relating to the correct application of prices and the accommodation can be made, together with any documentation, to the Tourist Office of Cervia's Municipality and in each of the 4 I.A.T. Tourist Information Offices which receive the claims and forward them to the competent municipal office.

Contract
In any case, all the terms and conditions agreed between the parties are shown on the contract (which must be drawn up in writing) executed at the time of booking.
